Communication: If you have any queries or concerns, please contact us immediately.
All instructions must be provided to us in writing (eg: email) . However, as things can move very quickly in conveyancing, if an urgency arises, we will accept your verbal instructions, provided they are then followed up with your written confirmation of those instructions.
Please note that we have installed personal voicemail systems onto each staff member’s phone. Therefore, if you ring and are connected through to voicemail, please leave a detailed message and we will return your call.
Council: The council may charge you a Transfer of ownership fee, which will appear on your first Rate Notice issued.
Electricity / Gas / Telephone: Termination of such services should be as close as possible to the last day at your house and remember to apply for re-connection at your new address.
Insurance: You should consider insuring immediately as the property may be at risk prior to settlement (we would recommend that you contact your Insurance Broker to obtain a cover note).
Investment: If this property is being used for Investment purposes, information regarding this conveyance may be required by your Accountant for calculation of Capital Gains Tax. Please ensure all documents are kept in a safe place.
Mail: Your mail can be re-directed through your local Post Office.
Pensioner: If you are a pensioner and this is your principal place of residence, you should advise the Council so that your rates can be assessed at a discount rate.
Pre-Settlement Inspection: We recommend that the property be inspected on the day prior to settlement, and this can be arranged via the Agent. If you do not contact us, we shall assume that it is in order for us to complete the settlement.
Safety Switches – (domestic properties only): It is mandatory to have a safety switch installed on all domestic premises. You are required by law to have same installed within three months of settlement.
Settlement: Whilst every effort is made to ensure that Settlement occurs on the due date, unfortunately we cannot guarantee that settlement will take place as expected. Often extensions and/or last minute changes are required which can affect the date and time of a pre-booked Settlement. As we say….. “it’s not Settled ’til it Settles”.
Survey: You have the right to conduct a survey over the property.
